Monopol City: the largest complex in central Gjilan — what's known and what isn't
Monopol City is one of the two largest projects in Gjilan by scale — at the “Te Monopoli” site, in the Kodra e Thatë neighborhood, in the center of the city. It is under construction and on sale. The developer of the project is Exclusive Group, a company owned/led by CEO Gazmend Abrashi, founded in 1989 in Prishtina and grown over time into a conglomerate with several sectors — distribution, trade, manufacturing, construction, energy, real estate (according to the company, regarding the group’s overall scale). The specific legal name of the entity developing the project has not been confirmed.
The scale of the project (according to the company)
According to the company, Monopol City comprises around 800 units and a gross area of around 141,985 m², with a mixed program — residential apartments and business units within the same complex. The company also offers a 3D unit selector online (3d.monopolcity.com), through which prospective buyers can view the position of units within the project. The project’s handover date has not been published.
Density and ownership — our field findings
Two of the criteria that matter most directly for everyday life in a complex are density per floor and the form of ownership. For these two, the editorial team has its own findings, counted/verified on site, July 2026:
- 9 apartments per floor. This is an on-site count by the editorial team’s field crew. It is a high density. For comparison, Fidanishtja Prime publishes 4–5 apartments per floor as the developer’s own official statement — less than half.
- Ownership is not permanent. This is a field finding of the editorial team, not a claim by the company or by third parties. This differs from Fidanishtja Prime, where permanent ownership by contract is the developer’s own published statement.
Both findings are stated here as they are — without softening and without framing them as “according to the company,” because they are not a company claim; they are a direct finding of the editorial team.
Marketing claims
On social media and in promotional materials (not in a full official copy we were able to read), the project is advertised with “Schneider”-brand elevators and 24/7 security. These are promotional claims — they have not been confirmed by the editorial team on site and are treated here as such, not as a verified fact.
For financing, a promotional low rate with NLB was advertised (October 2025). This was a temporary offer, not a permanent guaranteed rate. Anyone interested in financing should confirm the current rate directly with the bank, not with the advertisement.
What is not publicly known
For Monopol City, the editorial team has not yet found verifiable data on: construction materials, the heating system, the maintenance approach after handover, the company’s official prices, and the handover date. Individual units have been seen in third-party listings (not the company’s own price list), from around 63 m² up to a penthouse of around 240 m², but no price has been confirmed by the company itself.

Maintenance after handover is the criterion nobody advertises and that every buyer misjudges until it’s too late.
