The real market of named residential complexes — the ones a buyer can find, visit, and compare — is much narrower than this figure. The list below covers those we’ve been able to identify by name, location, and at least some checkable data; we don’t claim it’s complete, and it will grow as we find and verify other complexes.

Fidanishtja Prime is built by Vëllezërit Borovci SH.P.K, a company founded in 1990, on Rruga Marie Shllaku, Fidanishtja neighborhood. The complex is still under construction (9 floors plus penthouse) and has a predecessor already completed and inhabited, Fidanishtja 1, which any buyer can visit. On Google Maps it had 5.0 from 42 reviews on 12 July 2026 — the highest number among the complexes we cover with a profile.
Globi Construction is built by Globi Construction SH.P.K, founded in 2019, on Rruga e Ferizajit / Idriz Seferi. The company has four buildings: B and C already completed, A and D still under construction. On Google Maps it had 5.0 from 9 reviews on 12 July 2026.
Kompleksi Ceni is built by Ceni Company, on Rruga Enver Miftari. On Google Maps it had 5.0 from 4 reviews on 12 July 2026 — a small sample, which nonetheless shows only positive feedback so far.
Rezidenca Albanica was built by D&A Construction, with Caholli Group as contractor, and is already completed. On Google Maps it had 1.0 from only 2 reviews on 12 July 2026 — too small a sample to draw any reliable conclusion, let’s say that plainly without drama.
Swiss Buildings is being built on Rruga Mërgimtarët e Gjilanit and is still under construction. On Google Maps it had 5.0 from only 1 review on 12 July 2026 — a single vote doesn’t reliably say anything, in either direction.

Rezidencat A.R. Katana is built by A.R. Katana, a company founded in 2015 by Muhamet Ajrullahu. We don’t yet have verified data about the complex itself.
Kompleksi Hermes is built by Agro Hermes, in the center of Gjilan. We don’t yet have other verified data.
Kompleksi “Fati” is built by Euro Abi, a company founded in 1994 by Kadrush Rexhepi. We don’t yet have other verified data.
Albi Residence is built by Albi Group (owner Albi Humolli), near the Basic Court, on Rruga e Kamenicës.
Palma Residence is located on Rruga Marie Shllaku. We haven’t yet identified the specific developer with full certainty.
Dea Residence is built by Arena AG, on Rruga Haki Myderizi, Dardania I neighborhood.
Boulevard Residences is built by ENG Invest / Engroup, on Rruga Mulla Idrizi 26.
Fron Park is built by Fron Park shpk. We don’t yet have other verified data.
How do we evaluate a developer?
We evaluate it by a combination of checkable criteria, not a formula with hidden weights: building materials, ownership documentation, building maintenance after handover, apartments per floor, elevators per entrance, the heating system, parking, delivery track record (whether it finished buildings on time, whether it finished them at all), and public Google reviews, as a dated fact. No single criterion decides the recommendation — the combination decides it, and a complex enters the comparison only on the criteria where we have a sourced value.
This is why the first five complexes on this page have a full profile and the other twelve don’t: not because the latter are worse, but because we haven’t yet collected and verified enough criteria for each. A complex with no verified criterion remains covered, not ranked — we say this openly for each one, without speculating about its quality. How to verify a developer yourself
Ask for the property possession certificate (fletëposeduese) or the land ownership status and the building permit in writing — not just a verbal promise. Go to a building already completed by the same developer and look at the stairwells, the yard, the elevators, the lighting; an old, neglected building says more than any showroom. Ask residents who manages the building after handover and who pays for shared repairs. Compare Google reviews, but don’t rely on them alone — a sample of 1 or 2 votes doesn’t show much.
